You should settle for a nice AMD build. The performance is amazing for the cheap price tag. You could still use a Phenom II with DDR2, or DDR3. AM2 boards are surprisingly cheap now.

AMD is known for having finicky overclocking, with some exceptions in the past few months with their 6 core processor, the way i look at it is intel boards are a better value since intel processors tend to be very good for overclocking so you could buy like a $150 processor that can be overclocked to the speed equivalent of the $1000+ versions, whereas AMD processors dont usually have as good of overclocking abilities
